Pricing your home for a quick sale

Have you ever wondered why some homes  take forever to sell when many others in the community are selling pretty quick?  A few reasons can make a big difference in the number of days it takes for a home to sell.  The condition of the home (which we touched on in the previous post), the location and the price are common factors.  If the condition is bad and the seller is unwilling to improve that, then the price must reflect accordingly.  If the location is poor, then again the price will need to be lower than the competition.  No matter the market conditions and the factors of the home itself,  the price is usually the underlying reason for a home that sits.  A home that is overpriced will be overlooked by the actual buyer pool that should be looking it.  There may be showings for the home often resulting in zero or very low offers.  A home that is priced right from the start will be seen by buyers who are familiar with the competition and will know that if the home is right, they'll need to make a quality offer quickly before it's too late.  The great homes that are priced right sell.  If you would like a comparative market on your home, we would be happy to meet with you and provide you our professional opinion.
